Findings & Cause of Loss
  1. Primary cause of intrusion (siding & flashing malfunction): the water intrusion and subsequent damage originate from a failure in the exterior building envelope. The metal flashing at the floor level (where the siding terminates) has failed to direct water away from the structure, allowing water and moisture to penetrate behind the siding and migrate into the slab foundation.
  2. Systemic envelope deficiencies: inspection of surrounding exterior sections reveals improper siding overlap, loose siding panels, and compromised edge terminations along the metal flashing line, corroborating that moisture is entering through the exterior facade.
  3. Plumbing void clarification: while there is an un-grouted void around the plumbing clean-out pipe penetration in the concrete, gravity prevents water from traveling upward or originating from this penetration on its own. The void merely serves as a secondary path for water that has already intruded from the exterior siding/flashing failure above.

Conclusion: the source of damage is an exterior siding and flashing system malfunction, not a pressurized or internal plumbing leak. Repairs require addressing the exterior flashing, siding overlap, and sealing the weather barrier at the floor line.

Terms & Conditions

Scope: removal of the existing siding on the exterior wall behind the kitchen (approx. 12 linear ft); replacement of a rusted plate at the wall/slab junction where the plates meet; filling and sealing of the open concrete joints and voids found at that junction (approx. 12 linear ft); repair of damaged plywood sheathing uncovered during the repair (one (1) sheet allowed); installation of new Tyvek house wrap over the repaired wall area (approx. 96 sq ft), lapped and taped into the existing weather barrier; installation of new flashing along the slab edge (approx. 12 linear ft); reinstallation of the existing siding; and insulation of the water pipe on the exterior-facing wall (approx. 15 linear ft) where accessible.

Not included: interior mold treatment and cleaning of cabinet or drawer contents; interior wall, drywall and paint repair; flooring, cabinets, countertops, tile, windows, doors and roofing; grading, gutters and downspout work; any work beyond the 12 linear ft of wall opened.

Notes:
**The customer's landscaping and any items below the work area are protected while the siding is off.
**Rusted plates and open concrete joints are replaced or repaired as they are found once the wall is open; the estimate carries one (1) plate and one (1) sheet of plywood, and any additional plates or sheets are priced at the same rate and confirmed before the work continues.
**Jobsite will be left clean once the work is completed.
**12 months workmanship warranty on the siding reinstallation, house wrap and flashing, and on the plate and concrete repair.
